Removal of asbestos textured ceiling and wall coatings (Artex and similar) across London. Dust-controlled techniques, leaving surfaces ready to plaster or redecorate.
Artex and similar textured coatings (Wondertex, Pebblecoat and others) were applied to millions of UK ceilings and walls between the 1960s and the late 1990s, typically over plasterboard. Many of those coatings contain low levels of chrysotile asbestos — around 1–5% by weight in most cases.
Because the asbestos content is low and bound in the coating, intact Artex is lower-risk and can usually be left in place or painted over. The risk arises when it's sanded, scraped, drilled or steamed off — all of which release fibres.
If you need it removed (typically as part of refurbishment, or because it's damaged), we use approved low-dust techniques that leave the underlying surface ready to plaster or redecorate. Most domestic ceilings are done in a day.
Phone or written quote, free of charge. For larger jobs we attend on-site. Method statement and risk assessment issued.
Where notifiable, we file the 14-day HSE notification on your behalf. Site sheeted, enclosure built where required.
Wet-strip techniques, full PPE/RPE, negative-pressure units. Asbestos double-bagged in UN-approved packaging.
Transported to authorised facility. Hazardous-waste consignment note & air-clearance certificate provided.

Most Artex applied before 1999 contains low levels of chrysotile asbestos. Post-2000 applications are usually asbestos-free. The only way to be sure is laboratory testing — we can arrange a sample for around £75 + VAT.
Yes — painting or skimming over intact Artex is a perfectly valid approach and is what most people do. The issue is when you want to remove it entirely (e.g. for a flat ceiling finish) or when the coating is damaged.
No. Sanding asbestos-containing Artex releases significant fibres and is one of the most common ways householders accidentally expose themselves. Removal must be wet, controlled and contained.
Typical domestic ceiling removal is £400–£800 + VAT per room depending on size and ceiling height. Whole-property jobs are quoted bespoke.
Yes — that's the standard finish. The underlying plasterboard is exposed and ready for a plasterer to skim. We can coordinate timing with your plasterer if useful.
